If you’ve spent any time searching for real estate on Brickell Key, you’ve probably noticed the problem: almost everything written about this island is really about Brickell. The two get lumped together constantly, even though Brickell Key is its own private island — one bridge, 24-hour gated security, water on every side — with its own eleven buildings, its own HOA quirks, and its own market that doesn’t always move the same way the mainland does.
We built this site because that gap kept showing up in conversations with buyers, sellers, and tenants who wanted a straight answer about a specific building, not a generic Brickell overview.
What’s actually here
A few things make this site different from the usual agent website:
Live MLS search, not a static list. The search page pulls directly from the Miami MLS and updates every 15 minutes — active listings, map view, filters by building, price, beds, and baths. What you see is what’s actually on the market right now, not a snapshot from whenever the page was last updated.
A dedicated page for every building. All eleven buildings on the island get their own page — year built, floor plans, HOA and association contact info, pet policy, rental restrictions, and our honest take on where each one fits: value play, family-sized floor plans, investment property, or the newest amenities on the island. We’d rather tell you a building isn’t the right fit than sell you on all eleven equally.
Trilingual, properly. Brickell Key draws buyers from across Latin America and beyond, so the site runs in English, Spanish, and Portuguese — not machine-translated afterthoughts, but built out page by page.
Full-service, genuinely. We work with buyers, sellers, landlords, and tenants across the island’s resale market. (The one exception is pre-construction at the Mandarin Oriental Residences, where by design we represent buyers only — the developer pays that commission, which is worth knowing if you’re comparing agents.)
Who we are
Lina Rivera and I have worked Brickell Key resale for years with Berkshire Hathaway HomeServices EWM Realty. We’re not generalists who happen to have a listing on the island — this is the market we know building by building, unit line by unit line. You can read more about us here.
What to expect from this blog
Going forward, we’ll use this space for things that don’t fit neatly on a building page: market reports, regulatory topics like Florida’s Milestone Inspection requirements, deep dives on specific questions we get asked constantly (which buildings actually allow pets, what renting here really looks like, how Brickell Key compares to Brickell proper), and coverage of anything genuinely newsworthy happening on the island.
If you’re weighing a move to Brickell Key — to buy, sell, rent, or invest — reach out. We’d rather have a direct conversation than have you piece it together from a dozen different sources.
