Asia is the tallest completed building on Brickell Key and the most recent Swire Properties residential development on the island, finished in 2008 after construction began in April 2005. At 33 floors with only 123 residences — typically three to five units per floor, each accessed by private elevator — it has one of the lowest density-to-height ratios of any luxury building in Miami, translating to larger floor plans and more privacy.

Residences run from roughly 1,326 to 4,834 square feet in one- through five-bedroom layouts, with 12-foot ceilings throughout. The building's amenities and finish level rival the Mandarin Oriental hotel next door, and views from upper floors — unobstructed bay, ocean, and city panoramas — are among the best on the island.

Asia is for buyers who want the definitive Brickell Key address and aren’t primarily motivated by rental yield. The HOA is higher than comparable buildings on the island, and the no-pets policy eliminates a segment of the tenant pool. But for owner-occupants or buyers who want maximum prestige and long-term value, Asia is hard to argue against.

Upper-floor south-facing units are the benchmark for luxury waterfront living in this zip code. If budget is the primary constraint, look at Carbonell or Three Tequesta Point — if it isn’t, Asia should be on your shortlist.

Rental Potential
