One Project, Two Towers
Swire Properties demolished the original Mandarin Oriental hotel in April 2026 to make way for a two-tower redevelopment on the same site — the southernmost tip of Brickell Key, with unobstructed water views on multiple sides. Both towers share the Mandarin Oriental name, the same architect (Kohn Pedersen Fox), and access to the hotel's amenities and 24-hour service standard. Beyond that, they're genuinely different products, built for different buyers.

South Tower tends to fit buyers who want a pure private residence with no hotel operations involved — the more straightforward purchase of the two.
