Update (April 2026): According to The Real Deal, Related Group and Terra are reportedly in talks with St. Louis owners about a bulk buyout of the building — the first deal of its kind on Brickell Key since the island was developed. Reported terms would exceed $1 million per unit, with one source citing figures closer to $1.5 million per unit, or roughly $200 million for the building overall. A group representing close to 80% of owners — the threshold the building’s condo declaration requires to terminate the association — is reportedly negotiating with the developers.
Nothing has closed, both firms declined to comment, and a deal isn’t expected to close before 2027 if it happens at all. We’re following this closely and will keep this page updated — reach out for the latest before making any decision based on it.
St. Louis requires more due diligence than the newer buildings. At 30+ years old, Florida’s Milestone Inspection requirements apply, and the reserve fund health is a critical item to verify. We would not advise making an offer here without a thorough review of the building’s financials and inspection compliance.
That said, if the numbers check out, St. Louis can be a smart value play — particularly for buyers who want the Brickell Key address, a modest price point, and don’t require the latest finishes or tallest building.
