About the North Tower
The North Tower is a 33-story building on the southernmost tip of Brickell Key that encompasses both The Residences at Mandarin Oriental, Miami and the Mandarin Oriental, Miami hotel itself — the brand's planned North American flagship. Panoramic views take in the Atlantic Ocean, Biscayne Bay, and the Miami skyline.
The tower holds 70 Private Residences ranging from two to four bedrooms, plus 28 turnkey Hotel Collection Residences ranging from one to two bedrooms — a fundamentally different product from either, explained below. Private Residences vs. Hotel Collection Residences
The North Tower holds two different products under one roof. Understanding the difference is the first conversation we have with every North Tower buyer.
Private Residences
70 Residences · 2–4 Bedrooms
Full private ownership, interiors by Laura Gonzalez, with direct access to the hotel's amenities and services but no hotel operations obligations. This is the closer analogue to the South Tower's product — a private home, not a rental-program unit. Best suited to buyers who want the Mandarin Oriental address and service standard as a primary or secondary residence.
Hotel Collection Residences
28 Residences · Turnkey, 1–2 Bedrooms
Smaller, fully turnkey units eligible for the hotel's rental program — you own the unit, the hotel operates it as inventory when you're not using it, similar in structure to a condo-hotel. Best suited to buyers prioritizing a lower entry point and rental income potential over full-time private use. Rental-program participation carries management fees and occupancy risk that should be modeled before buying, not after.
